There are five neighborhoods in Gilbert that people ask me about more than every other neighborhood combined. People message me about these five before they've picked out a school, before they've talked to a lender—sometimes before they've even decided to move here for sure.

Agritopia is the most walkable place in Gilbert, and it's not even close. You can walk to dinner, walk to coffee, or walk to the farm. Joe's Farm Grill, Barnone, the Epicenter—it's all right there. For a suburb, that kind of lifestyle just doesn't exist anywhere else around here. People walk in and fall for it on the spot. It's also the fastest-appreciating neighborhood in Gilbert, historically ticking up at around 6% a year.
The Honest Part: Listings are averaging around $1,080,000 right now, and homes don't come up very often. You're paying top dollar and waiting for inventory at the same time. You will also be close to your neighbors—sometimes a little too close, if you know what I mean. The streets are narrow, and around the holidays, you can barely maneuver down the road to get to your own driveway.
But honestly? The food and the convenience make up for it, and some of the best spots in town are right outside your front door. If a tight-knit, highly active community vibe is your thing, all of that is absolutely worth it.
2. Power Ranch: The One I Actually Send People To First
If Agritopia is the one everybody wants to see, Power Ranch is the one I point people to first. You get lakes, trails, two massive clubhouses, community pools, and top-tier schools located right inside the neighborhood. It is the ultimate master-planned setup where families do exceptionally well.
The Honest Part: Power Ranch is bigger and more spread out. It’s not "boutiquey," and there’s no single, walkable main street like Agritopia has. You are trading a little bit of character for a whole lot of value. But that value is the entire point.
The median price here sits right around $555,000. Think about that: you are getting roughly half the price tag of Agritopia for most of the exact same lifestyle perks. Because it fits a wider range of buyers and budgets than almost anything else on this list, it holds its equity like a fortress. For my money, it’s the best balance of space and price anywhere in Gilbert.
3. Morrison Ranch: The Best-Looking Neighborhood in Gilbert
Morrison Ranch is the prettiest neighborhood in Gilbert. I'll just say it. White fences, massive greenbelts, actual mature trees, and real grass. It looks like somebody dropped a picturesque Midwest town right into the desert. The architectural rules here are incredibly strict, which means every single street stays looking absolutely pristine. The median price sits around $710,000.
The Honest Part: You are paying a premium for that aesthetic, and all that grass drinks water. That's a serious financial variable to consider with where Gilbert utility and water rates have been headed recently.
Additionally, because it’s a massive hub for kids, it has seen its fair share of local headlines regarding teenagers, e-bike traffic, and neighborhood nuisance complaints. If you have kids or teens, the social scene is a massive blessing; if you are looking for total peace and quiet, it's something to keep in mind. Lastly, some of these pockets are getting older, meaning you might be looking at renovation costs on top of a premium entry price.

Heading down south, Seville offers a totally different lifestyle. The Honest Part: It is located pretty far south, and the surrounding commercial shopping and dining infrastructure haven't quite caught up to the rest of Gilbert yet. You will be driving a bit further for your everyday errands outside the community. However, that country club lifestyle is a massive draw, and families love the flexibility—you can choose to buy into the club amenities, or completely opt out. That part is entirely your call.
5. Val Vista Lakes: The One That Gets Slept On
This is the original water-wonderland of Gilbert, and it's the one that gets slept on the most. At Val Vista Lakes, you can actually live right on the water. You get an incredible clubhouse facility, tennis courts, and a prime location, all while getting in for significantly less than the newer luxury builds in town. It has quietly and steadily appreciated at around 5% a year.
The Honest Part: Outside of the beautiful lake views, the homes are older. If a property hasn't been updated, certain pockets can feel a little dated or underwhelming. When we are looking at anything on the lake here, I am inspecting the seawall, the roof, and the windows with a magnifying glass before I let my clients get too excited. But those lakefront lots? Still genuinely spectacular and highly desirable.
So... Which One Would I Put My Own Money In?
When the dust settles and it’s time to sign the check, you have to ask yourself where the smartest financial and lifestyle hedge is.
